Minor repairs, explained step by step

Common fixes many homeowners handle themselves, and signs that a licensed professional is the better call.

Fixing a door that sticks

Most sticking doors come from loose hinge screws or seasonal swelling.

  1. Tighten all hinge screws, replacing stripped ones with longer screws.
  2. Look for shiny rub marks on the frame to find the contact point.
  3. Lightly sand the edge and seal bare wood with paint or primer.

Stopping a dripping faucet

A worn cartridge, washer, or O-ring is usually the cause.

  1. Shut off the supply valves under the sink.
  2. Note the faucet brand and remove the handle to reach the cartridge.
  3. Bring the old part to a hardware store to match the replacement.

Quieting a running toilet

Water trickling into the bowl often points to the flapper or fill valve.

  1. Add a few drops of food coloring to the tank and wait 15 minutes.
  2. Color in the bowl means the flapper is leaking and should be replaced.
  3. If the water reaches the overflow tube, adjust or replace the fill valve.

Refreshing tub and sink caulk

Cracked or moldy caulk lets water reach places it should not.

  1. Cut and scrape out the old bead completely.
  2. Clean with rubbing alcohol and let the joint dry fully.
  3. Apply a steady bead of kitchen and bath silicone and smooth it once.

Gas, major electrical, structural, and roofing work can be dangerous and may require permits. Contact a licensed professional for these.
